Villa Bazzanese

Exclusive Villa consisting of a main historic building divided into a larger unit and a smaller one, with tower, private park and olive grove, near Spoleto.

The property is situated near the junction between the two old Roman roads, the Flaminia and the Passo della Spina, leading to the Marche Region and to the Valnerina, the valley of the River Nera. Along the Via della Spina was a series of fortified villages, built to provide a defensive system, along with the Castles of Campello and Acera.

The villa is composed of a main building on 3 levels, plus an old tower, a “torre colombaia” on 5 levels. These towers were originally built for defensive purposes and later extended and turned into a place where people kept doves and pigeons. The decorations on the outside of the tower identify it as such, as they were built in order to keep predatory birds out. This architectural rural typology dates back to the 15th century and they were built up to the 18th century.
On the ground floor there is a spacious living room with French windows that lead directly out to the garden, a dining room, a small kitchen and a store room; on this same level there is a garage, an an old bread oven and a tool shed.
A set of steps lead up to the first floor, where there is another spacious living room, another dining room, a kitchen, a bedroom and an ensuite bathroom.
The staircase continues up to the second floor, where there are two bedrooms and one bathroom.
On the third floor there is another bedroom and one bathroom, and a set of steps lead up to the fourth floor; at this level one is in the “torre colombaia” and there is one large room. The building here has been restored to builder’s finish.
At the top, on the fifth floor, is a panoramic terrace.
A separate apartment, but that could easily be connected to the rest of the villa, is situated on the ground and on the first floors, as follows: living room / dining room and kitchen, on the ground floor, a bedroom and a bathroom on the first floor.
The whole villa was extensively restored in the last few years, re-using traditional top quality and traditional materials, such as wooden beams and terracotta tiles, and preserving the original historic features, restoring the old painted ceilings, at the same time adapting the building to modern day life and comforts. The ground floor has terracotta floor tiles throughout whereas upstairs the floors are parquet. There is gas fired central heating throughout the house.

The private park surrounding the property is completely fenced off and there is plenty of private parking space. Paved areas provide the immediate setting for the house, and the total land is 6900 sq m, with age old trees.
