In a small Umbrian hilltop town at 547 m above sea level, Giano dell’Umbria, near Montefalco, Trevi and Spoleto, and with a view towards Assisi and Mount Subasio, this semi-detached house on two levels is situated inside the mediaeval town walls, in a tranquil position overlooking the Umbrian valley.

The building is composed of two levels, as follows: a. On the ground floor there is the main access, leading directly into the kitchen / dining room, down a couple of steps there is a study room, a bathroom, a store room and a spacious terrace with a wonderful view. b. Back to the kitchen / dining room, a few more steps lead up to a living room, a bedroom, a balcony and another panoramic terrace. There is a total surface of 120 sq m,  the habitable surface is 70 sq m. The terraces and the balcony are in total 30 sq m and the store room is 6 sq m. The house was totally restored in 2009 and it has been sismic-proofed, a new heating system running on town gas was installed as well as a new plumbing and electric systems, and all the windows are double glazed. Parking is not possible outside the house, although it is possible to reach the house to unload things from the car and then park in the communal spaces provided a few meters from the house.

The town paving was also renovated in 2016/17.

Giano dell’Umbria is a municipal town and there are some services, such as a primary school, a post office, a chemist shop, a doctor’s surgery, two bars, a hairdresser, a swimming pool, a food shop and an oil mill. There are buses to and from Foligno and Spoleto. The bigger supermarkets, the bank and a weekly market are 6 kms away. Giano is a good base from where to visit all the Umbrian towns with their many festivals: Perugia (Umbria Jazz), Assisi, Spoleto (Festival dei 2 Mondi), Spello (Infiorata), Trevi, Foligno (Giostra della Quintana), Bevagna (Mercato delle Gaite), Todi (Todi Festival), Orvieto, Lago di Trasimeno and the whole of central Italy.
